Tucson AZ Real Estate Says Goodbye to 2007

We bid the year 2007 goodbye. It was a good year despite what the media has done to make Real Estate the Domestic whipping boy for the year. We expect that mantle will not be passed on anytime soon in 2008. But we will be here to help interpret and provide a guide to what the data actually says and the medias masterful representation of the facts to help sell newspapers and spread a Grinch like atmosphere across the country.

When people think of Tucson they automatically assume it is Tucson, Arizona. I can understand the identity crisis those growing up in Tucson, Ohio must face when being asked, “Where are you from?” So what is this Tucson in Ohio like?
Tucson MLS Under Reporting Closed Sales by 7% Through November 2007

There are 810 sales representing 7% of the total sales for Tucson entered into the Tucson MLS which are not showing up in the statistics reports. This is through the first 11 months. Just this morning from data pulled last night there were 3 more closed sales entered for November.
Tucson MLS Sold 7% Better Than Reported
Every month I notice there are more closed sales than are being reported in the Tucson MLS Statistical reports. There is a cut off date each month when they pull the data. Unfortunately there are some brokerages that don’t get their sales entered in a timely manner which then skews the data. On any individual month it might not be significant but added together it can paint a different picture of the actual state of the market.
