Tucson AZ Real Estate Says Goodbye to 2007

Sunset on 2007

We bid the year 2007 goodbye. It was a good year despite what the media has done to make Real Estate the Domestic whipping boy for the year. We expect that mantle will not be passed on anytime soon in 2008. But we will be here to help interpret and provide a guide to what the data actually says and the medias masterful representation of the facts to help sell newspapers and spread a Grinch like atmosphere across the country.

Tucson Ohio

Smith Buckeye

When people think of Tucson they automatically assume it is Tucson, Arizona. I can understand the identity crisis those growing up in Tucson, Ohio must face when being asked, “Where are you from?” So what is this Tucson in Ohio like?

Bird Of Paradise Flower

There are 810 sales representing 7% of the total sales for Tucson entered into the Tucson MLS which are not showing up in the statistics reports. This is through the first 11 months. Just this morning from data pulled last night there were 3 more closed sales entered for November.

Tucson MLS Sold 7% Better Than Reported

Every month I notice there are more closed sales than are being reported in the Tucson MLS Statistical reports. There is a cut off date each month when they pull the data. Unfortunately there are some brokerages that don’t get their sales entered in a timely manner which then skews the data. On any individual month it might not be significant but added together it can paint a different picture of the actual state of the market.

Wild Animal Park

I was standing next to this big guy today. There was a piece of glass between us but that was about all. I’ve never been that close to a living lion and be able to look him directly in the eye. It was quite a day.

Tucson MLS Statistics for November 2007

The Tucson MLS Statistics for November were finally released late afternoon Wednesday, December 18th. This is pretty much behind the rest of the nation and seems to perpetuate the notion that Tucson and the MLS are just a jerk water town. However, I have reason to believe this is about to change. We shall see if this holds true come January when we will see the December and all of 2007 Statistics report.

Tucson AZ Real Estate and the Lesson of the Hummingbird

tucson hummingbird

Sometimes what we want isn’t what we get. Sometimes what we get is better than what we wanted. I got a new Nikon D300 camera two weeks ago right after they came out. Since then I read a few pages of the manual find out more about the camera and go in search of test subjects. Sometimes they are clouds, sometimes, bees on flowers, yesterday morning it turned out to be hummingbirds. There were two of them flying between a bush and the bottle brush blossoms.

Tucson Christmas Cactus

Tucson has its own version of a lot of things. The Christmas Cactus is no different. You know it is getting close to Christmas when these start showing up. They appear like morel mushrooms in the spring, on moment they aren’t there and the next Bingo!, there they are.
