Because I daily update the number of closed transactions, average sale price and the median sale price I have noticed the trend upward over the past month. This trend upward does not appear to be an anomaly

The investors that sold all their Tucson property to speculators a few years back at inflated prices are now back in the market. This is what real investors do. They buy low, sell high and find the next market where they can buy at good prices. Those True investors are back in Tucson and they are a welcome site.
April 1 2009 Pending Sales Up – No Fooling
It is the first of the month and I am always watching the closed sales being entered into the Tucson MLS system on the first day of the new month (and for the first week for that matter). Data for the March Report will be pulled Friday morning and once that happens there is a $250 fine for each late entry. There were a lot of late entries in February (Cha Ching).
