Tucson Real Estate Made Interesting in 2008

Everyone and every paper is doing their 2008 in review this week. I’m not big on that stuff, might do one yet, but that’s not what this post is about, at least not from my perspective. I’m reading most of these look backs at the train wrecks of 2008 in retrospective.
Open an Account Get a Home

Bonnie Henry Prediction for 2009
● In an effort to reduce their inventory of foreclosed homes, banks in Tucson offer a free bank-owned home with every new $1,000 savings account opened. (Toasters sold separately.)
There were others but this was one of my favorites.
Now if Banks would put this sign in their window: Free Bank Owned Home [...]
Tucson Real Estate Absorption Rates November 2008
More absorbent than a rubber duck. Able to hold more water than a grain of sand. Got the idea?
While there were fewer new listing than last year the number of closed transactions in November were the lowest in many years. This resulted in an overall increase in inventory of 8 more homes [...]
Pigmy Owl Home for Christmas

It has been a difficult week to focus on Tucson Real Estate. I’ve been trying for two days (a week) to get the Tucson MLS Statistics report of November posted here. It will wait a couple more days.
If you want to read Tucson MLS Statistics on Christmas Day you might want to consider therapy. I did, it helped some : )
Tucson Listing Strategy for 2009

It isn’t too early to discuss the Tucson Real Estate Market for 2009. I’ve heard a lot of agents recommending to their clients to hold of on listing their homes until spring when it is expected the Tucson market will “pick-up”.
The Hole in the Bottom of the Boat

Yesterday’s post Free Lunch Loans and The Economy of Greed ended on a rather gruesome mental picture of the body expelling waste. Didn’t mean to leave it there and didn’t realize the impact of that mental image till I was rereading it in preparation for this post continuing the last point on the hole in the bottom of the boat. My apologies for anyone with a cold.
Using The Web to Market Tucson Real Estate

Surfing the Web has gone from a past time to a part of our daily lives. Finding knowledge and information quickly has been expedited by the Web. I don’t use a phone book anymore. I do still read a newspaper because it is the Fred Flintstone in me that likes that cultural throwback to my mentors reading the newspaper.
Tucson Real Estate Absorption Rates October 2008
October took a step back from September. There was a shift overall in the areas where sales were the strongest for the month. The West saw a good pickup in activity while the East, Southeast and Central saw a slowing in sales. The overall rate increased by over a month but the [...]
Tucson Real Estate 2005 The Frantic Market

In Tucson in 2005 we saw real estate transactions being done so fast you would have thought the Tucson real estate market had gone to the day traders.
Prices were going up so fast no one could keep track and I remember some buyers having to offer $5,000 over asking price just to get their offer [...]
Tucson Real Estate Affordability

Affordability is the key to the turn around in the Tucson Housing Market. It is the key to turning around the real estate markets in the entire country. Property values shot up to high and very fast. For the past 4 years affordability had little to do with buying or selling a house in Tucson. Here in Tucson in 2005 we saw real estate transactions being done so fast you would have thought the Tucson real estate market had gone to the day traders.
Tucson Real Estate Find Me A DEAL
As we search for homes in the Tucson MLS for our buyers we run across some properties which are very good deals. They aren’t what our clients are looking for, but would be a very good property for someone looking to buy Tucson real estate.
We are looking at two ways to get these properties to [...]
