Tucson Fall Project – Resealing Rolled Roof

This is a simple task requiring some basic tools and a ladder.   It doesn’t cost much and many of us can do this home maintenance task ourselves.   It is a task easy to forget because of that old saying “Out of sight out of mind”   Not many of us ever see the roof off our house over the porch.

Many homes here in Tucson have tile roofs, but the porch roof is often rolled roofing coated with a sealer.   That rolled roofing will last a long time with routine maintenance to reseal the roof.

Sometimes I do this in early spring before the monsoon season and the rains come.   Sometimes that slips by and like now I do it in the fall while the temperatures are still warm enough to get a good seal.

I prefer to use the best grade of E-las-tek sealer.   It last longer meaning I don’t have to do this task more than once every 5 or 6 years.   You can get less expensive versions of the sealer but you will be appling it more often.

The main supplies you will need are a broom to sweep the roof, hose or power washer to clean off the dirt for a good seal, paint roller (I prefer 12″ if you can get it) extension handle for the roller, an old pair of tennis shoes, you will spill.   And the sealer.

You can read the instructions on how to apply the sealer and the appropriate time of the day, temperature and sun exposure.

It is one of the more pleasant home maintenance tasks with a sense of accomplishment when completed.

Resealing Roof Hints

  1. Move all plants, lawn furniture etc. away from the edge of the roof, you will spill some sealer over the edge
  2. Obviously, don’t seal yourself into a corner.   Start next to the house and work you way to the outer edge
  3. You might have a need to seal around vents, scuppers, etc.   For that use the thick E-las-tek applied with a putty knife

The sealer typically comes in two shades, white (which I guess isn’t technically a shade) and tan.   You can purchase all the supplies you need at Ace Hardware.   I think most of them around town carry all these supplies with the exception of the 12″ rollers which I have been having a hard time finding.

If you aren’t into DIY projects I would still recommend you do a visual inspection of any rolled roofing you might have on your house.   If it need to be resealed don’t put it off.   Once you have water damage under the roof it costs a lot more to get it fixed.
