I see a lot of searches on

  1. how can I find out Days on Market for a property.
  2. Days on Market Tucson homes.
  3. Where DOM Tucson homes.
  4. Days on Market Tucson Real Estate.

Back in October 2006 I wrote about Days on Market not being a good gauge of anything because of being able to re-list and get a new clock started.   Now in April of 2007 we have found a gauge for Days on Market.

Tucson Days On Market what does it mean?

Low DOM

Not on the market long, probably not much room for negotiation

High DOM

High Days on Market Image  

A high number of Days on Market usually means:

  • D irty
  • O ver stuffed with stuff
  • M aintenance issues deferred (let the buyer fix it)

Tucson has over 10,000 homes on the market as I write this post. There are plenty of buyer in the market and they are buying.

They have a lot to chose from.

They are choosing:

Clean Kitchen

  • The homes that are priced at or just below market
  • The homes that are clean and neat
  • The homes that look like a model (not like a storage unit on steroids)
  • The homes that do not have maintenance issues

These homes, are not on the market long.

    We are first time home buyers and would like to know the DOM on 5081 S Fremont Ave, And if it has been re-listed several times. We really like this house and so by knowing this information we could decide on how much to offer.
