Tucson MLS May Statistics – I can’t believe the numbers

This is usually a straight forward look at the numbers in the report.   But not this month, at least not right now.

Why?   Because I can’t believe the numbers.   Not that they are bad or good, that’s not the unbelievable part.   They simply don’t add up.   I pull the data from the MLS almost daily.   Checking on Average and Median sale price.   The Total Units sold and the number of REO and short sales which are a part of the total units sold.

When the report comes out the numbers are the same numbers I get out of the MLS system.   But not this month.

The Tucson MLS stats report is supposed to be based on 13 areas in Tucson.   (It used to contain all areas in the MLS).   Even these are not a true reflection of the Tucson Real Estate market.   But it is better than it used to be.   There really should only be 9 areas in the Tucson report.   A supplemental report should be provided each month to cover the areas outside of Tucson.   But I can understand why there isn’t.   It is a lot of work to put together this kind of report and the number of people interested in the data has to be a consideration in the equation of “Do we pull this report data or not?”

But back to the May report.   The number of Total closed units is reported to be 1270 for May.   But when I pull the data for the 13 areas supposedly in the report there are only 1240 units sold.   When the report data was pulled there were even fewer.   The Average sale price and Median sale price also are not where near the number the data provides.   Reported Average sale price is $194,826.   The data in the system shows it to be $186,098.   That is a big discrepancy.

Therefore, I can’t believe any of the numbers in this months report.   I’ve included the link to the report in the sidebar the same as I do every month.

I’ve also sent an email to TAR questioning the data in the report.   I haven’t heard back from them yet.

I don’t know how many readers pull this report each month, but I decided to write this post to state my hesitance to use the report for the May statistics report on closed transactions.

If there is a change to the report I’ll provide the typical analysis of the data.   But if not.   For the first time in a lot of years there won’t be a statistics summary report here.

    Don’t you love “improvements” in software?! I know I do…

    LOL,

    In this case I’m not sure what happened. I know the staff is having to adjust to a new data source, but seemed to have done it well in April. However, May’s numbers are a different story.

    Software “improvements” are often a trial : )
