Seller Incentives in a Buyers Market

We are seeing more and more seller incentives as the Tucson Market Cools and Inventories rise.  The good news for sellers in September, fewer new listings and appreciation of about .5% in sales prices.

I read last week of a seller incentive of a new maserati with the purchase of a home, no takers on that one, a $5000 flat screen TV was offered on another.  I haven’t seen any offers of Free 2-Liter Coke W/Purchase, but there are some seller incentives showing up in the Tucson MLS of late.

  1. $2000 to $5000 toward buyers closing cost at COE
  2. Money for landscaping or carpeting
  3. Increased COOP to the buyers agent
  4. And even an occational car thrown in, (usually used)

The available inventory actually decreased in September down from 9401 to 9297.  There does seem to be some positive movement in the Tucson Real Estatea Market these past couple of weeks.

I am thinking strongly of offering the 2 litre coke with purchase and we’ll sweeten the deal and let the buyer chose coke or pepsi.
