
You had to time the planting to match the time needed for the plant to grow and to make sure it wasn’t too early and it would freeze, or two late and the heat would damage the plants. Every thing had a time, corn, tomatoes, beans, peas, all different. All in the same garden, but each with their specific timing and needs.
Plant the corn too early and it could frost and lose the crop, plant the peas too late and it gets hot and they die before they mature. To everything a season. We would never think of trying to plow in December, or harvest in February and if you did everyone would think you were crazy.
The seasons are different here in Arizona, I can plant peas in October or December and have them grow, I can plant tomaotes in the winter here, but no peas in the summer.
Did you know there are seasons of Real Estate? If you don’t know the seasons of real estate for your area of the country you can’t expect a good result. Do you know the seasons of real estate where you live?
There are plenty of people that don’t. They plant that sign at the wrong time. They don’t properly prepare for the season and expect a harvest.
Tucson Seasons of Real Estate
There are three seasons of real estate in Tucson.
- The Active Adult Season or Snowbird Season
This season runs from September to February
with prime times October and January. - The Family Season or Honey Grab the Kids We’re Moving
This season runs from April to August
when school starts in the old pueblo. - The Campus or University Season Thank God They are Leaving
This one runs from April to July
Parents are looking for a place for their
kids to live for four year then they
sell it for a profit. There is a small window
at semester break for transfers but that is
limited to a small number of people.
If you own a home near the U of A and want to sell it can you see when the season of real estate is for that home?
If you have a home in an active adult community especially a gated active adult community; do you know when the season is for that home?
How about a family home with lots of bedrooms near a great school; do you know when the season is for that home?
Can you sell a home out of season, of course, but is it easier to sell a home in season, you bet it is.

We have a few seasons for selling, though I generally tell my clients that the time to have your home on the market is when you need to sell it. I don’t encourage them to wait for our biggest traditional season, “Honey, Grab the Kids…” because competition is at its steepest then and there are buyers that need to buy other times of the year. That said, waterfront properties do tend to sell during our summer months, when people can actually envision having a boat in the water. Not many people buy a waterfront home to ice skate.

Thanks for the comment, if we had waterfront property here we could sell it all year round. We have a lot of beach property, but no water.
I agree, when you need to sell put it on the market, but if you know you are going to need to sell, timing can really help. We have a great home near the U of A and went on the market in August, just after school started and everyone already had bought for this school year. It is still on the market. For that kind of nitch location and market, timing the season can really help.
