Thanks for the comment, if we had waterfront property here we could sell it all year round. We have a lot of beach property, but no water.

I agree, when you need to sell put it on the market, but if you know you are going to need to sell, timing can really help. We have a great home near the U of A and went on the market in August, just after school started and everyone already had bought for this school year. It is still on the market. For that kind of nitch location and market, timing the season can really help.

I don&#039;t encourage them to wait for our biggest traditional season, &quot;Honey, Grab the Kids...&quot; because competition is at its steepest then and there are buyers that need to buy other times of the year.  That said, waterfront properties do tend to sell during our summer months, when people can actually envision having a boat in the water.  Not many people buy a waterfront home to ice skate.
