Over at the news blog Tucson Real Estate in The News I wrote a post about the January Closed Transactions and how the Tucson MLS is doing a great job of trying to get good data for the monthly Tucson MLS Statistics report.
So it is time for
Fun with Statistics
Here is what I’ll be doing. Over the next couple of days I’ll be updating the number of closed transactions entered into the Tucson MLS System. All Status Changes are to be entered into the system within 2 business days after the change. So if you have a listing that is pending and closes escrow there is a two business day window to change the status of that listing in the Tucson MLS System.
Now there is a fine up to $15,000 for not making status changes within this time period. Thursday was the close of January 2008. I pulled the closed transactions late last night and found 531 closed residential transaction in the Tucson areas used for the statistics reports each month.
This means all closed transactions should be entered by midnight February 4, 2008 since that will be the end of the second business day. I’m going to be showing a graphic of period pulls of the data from now till Monday night February 4, 2008. Then every couple of days we run this query and pull the data to see if the threat of a hefty fine is having any impact on the timely entry of the data. Fun, right.
Here is the first graphic from data pulled about 2:30 p.m. today.

I’ve captured the Stats pull down so those who are weekend (Superbowl Weekend I might add) number geeks can see how the sales being entered effect the stat shown in the drop down.
Already we see an increase from 531 to 556 sales entered today. Check back this weekend. I’ll keep adding new graphics. Isn’t this fun?

In the past it has been quite common for more than 1/4 of the closed transactions to be entered after the month closes, often more than a week after. However, for more than two weeks agents have been told of the penalty for not making the Status Change within 2 business day. This means it could be a very small number of residential closings during January. Or it could mean many don’t think they will be fined and aren’t changing their practices. We shall see.

February 19, 2008 Noon Update

We have gone from 584 which will probably be the number used in the official Tucson MLS Statistics Report for January 2008 to 613 to date. This calculates to 29 additional closed transactions; all of which are subject to a fine for late entry into the system.
As mentioned above this is February 19, 2008 the Tucson MLS Statistics Report for January 2008 has not yet been released. Last year the January report was not released until the last day of February.

This is our last entry. 617 the final count for the month. At least that’s how it looks right now. Later this year they were be a look back at the final counts for the months of the year. I wonder what we will find? Stay Tuned.

I had heard that come the New Year these reports would be released in a more timely manner. But it seems not. Too bad they can’t get their act together. I read recently that “One Ah Sh#$ wipes out Three AtaBoys”. I wish TAR would get that message.

There was some drop in the numbers of available houses in the zip code I watch when I looked today.

There is still 3 1/2 hours to get them entered before the fine kicks in. Now is when the real fun begins.

It all depends on whether any fines have been ever enforced in the past. We all would do just about anything we can get away with…

Surprise, surprise, huh?! But you’ll never find out if anybody was fined, right? Guess next month’s numbers would be a good indication of that…

We will keep tracking this next week and providing updates if there are more being entered. If there are fewer than 20 additional transactions then I would say the threat had an impact, then they have to follow up with the fines to make it stick.

I’ve enjoyed reading your blog over the last 6 months. You have helped me learn much about the local market. Do you the status of January’s MLS statistics report? I’m unable to link to January’s stats and it seems quite late in the month for them to be published. Or, is it possible that the link has changed for 2008? Thanks again!

I’ve just posted another update to this post including the following statement at the end:

Yes, it is late in the month. Yes, almost every MLS in the country gets their stats out in less than 10 days into the next month. Yes, TAR should fix this.
