The Merry month of May is about to be upon us. I am so ready. Why, because then we will be comparing apples to apples and I won’t have to go back to the previous years stats and subtract out all areas that are included in those reports so the numbers compared will be just for the Tucson areas.

But it is January 2008 and here are the Stats for December 2007

Average Sale Price

This is down by almost $7,500 for the month. I don’t consider this a big issue. It is December and most of the homes being sold in December are second homes for snowbirds. Some are turning in their wings and moving here permanently. I just ran the Average Sale Price for December it is now showing $257,913. This is because the report shows 682 closed transactions but as of today there are 749 transactions 67 more.

Total Units Sold

Reported 682 actual 749 difference 67. November reported 759 actual 809 difference 50. Actual difference Nov - Dec -60.

This is really a lot of fun isn’t it. But remember May is coming : ) Let’s hope they don’t find some other way to screw up the stats before then.

Median Sale Price

Difference of $3,000. Good to see this down a little for the month.

Pending Contracts

Total Pending Contracts 799
Total Contingent 574 (probably in their inspection period)
Total Capa 36 (Buyer has to sell their home first)
Total Pending 189 (No contingencies, through inspection but not yet closed)

Active Listings

Down 526 from November. This is good to see. But we will wait to see what the difference is at the end of January. The reason for cautious optimism is there are a lot of listings scheduled to end at the end of the year. Some sellers will keep them off the market because they weren’t really for sale they were just seeing what they could get. Then there are those that want a break for a few weeks before they put it back on the market. So January’s Active Listings will give a better indication.

New Listings

Down by 634 over November. Only people that really have to or really want to list their homes during the holidays. Enough said.

Summary Remarks

Just a few things to point out here. Sales Units reported for Dec last year were 981 but this included all areas not just Tucson. We subtract out the other areas and we have 932 which we compare to the actual 749 for December 2007 and we have -183 closed transactions over last year. But the Average Sale Price only $1,152 lower than last December.

The Average Sale Price for all residential for 2007 over 2006 shows a 1.01% gain over last year.
