A Lesson in Staging from the Tucson Desert

Bee Ready

I was out early this morning enjoying the crisp air of the desert around Tucson. The early blossoms are appearing on the prickly pear cactus. In another week they will be filled with blooms and the desert will enter its next phase of beauty.

I looked at this image in fine detail and had to laugh at myself for thinking of a beautiful flower in terms of real estate.

This plants future depends on how well it attracts the help it need to continue to grow. The flowers are staging to attract the help needed.

  • They attract the eye
  • They smell very good
  • They give something in return
  • They make themselves appealing
  • They are ready for business everyday

Maybe I’ve stretched a couple of these for the purpose but they all are important in the staging of a home on the market.

They Attract the Eye

Photos are the most important part of this process. Potential buyers are looking at dozens to hundreds of homes on line and hundreds to thousands of photos. Dark, cluttered, small appearing rooms do not attract the eye. Our of focus images do not attract the eye. They say to the searcher “Move On Nothing Here of Interest”.

Bright, open, airy, uncluttered, roomy; these are the things that attract the eye.

They Smell Good

It has long been said if you are going to have your home on the market make sure it smells good. Some suggest baking a loaf of bread each morning so the home smells of fresh baked bread all day long. Another is to bake cookies each day for the same reason (I would suggest you give away the bread and cookies to keep the pounds off).

If your house is on the market try and eat things that don’t have strong odors associated with them. Fish, Sauerkraut, Kimchi are a few that easily come to mind. They might be a favorite, but they can leave a strong lingering odor in the home. If you want these, eat out : )

They Give Something in Return

Oh, like maybe a plate of cookies left out, or as suggested earlier Chocolate is always a hit with potential buyers. More substantive, the Seller Property Discloser Statement and Utility summaries are something many potential buyers are interested in. Even a map showing the location of your home and shopping, schools, hospital, things of interest can help provide information potential buyers might take in to consideration.

They Make Themselves Appealing

If the photos are to be “Bright, open, airy, uncluttered, roomy” so should the home. Maybe you do leave the windows drawn to keep the house cool in the summer, but it makes your home look like a cave to potential buyers. You aren’t trying to sell to a family of bears. Maybe you will have a little higher electric bill, but will it be as high as another months house payment? Light is wonderful for making you home look open, roomy and bright.

They are Ready for Business Everyday

It is extra work to have your home ready to show each morning. There is not such thing as a “Day Off” when your home is for sale. This is especially true in today market. You want to make your home stand out. Having dishes the sink, dirty clothes lying around, unmade beds, messy living rooms make your home stand out, but not in the way you want.

Marketing a Home only Gets Potential Buyers to the Home

This is a why it is so important to have the home ready to show. Marketing a home doesn’t sell a home. The home sells the home. Marketing gets potential buyers to look and consider buying a home. The things mentioned above are what make potential buyers, buyers.

Before you head out of the house each morning ask yourself “Is the house Buyer Ready?” You never know, today might be the day your buyer comes to see the house, be ready.
