April 1 2009 Pending Sales Up – No Fooling

843 Closed Transaction Entered by 11 AM
It is the first of the month and I am always watching the closed sales being entered into the Tucson MLS system on the first day of the new month (and for the first week for that matter). Data for the March Report will be pulled Friday morning and once that happens there is a $250 fine for each late entry. There were a lot of late entries in February (Cha Ching).
It also appears the $8000 First Time Home Buyer Tax Credit is having an effect on home purchases as well. Now I wish they would extend that to all home purchases made in 2009. I know the second home buyer market here in Tucson could really use the boost.
Pending Contracts seem to be up nationally for March. One thing for certain. It looked like 800 wouldn’t be reached for March just a couple of days ago and now 900 doesn’t look out of the realm of possibility. There were 930 Closed Transaction in March of 2008. Can we match that in 2009 given all that is happening and has happened in the economy? I’ll keep you posted.

Dave-
I love the motorcycle sculpture here. Awesome picture. Thanks for sharing!
Regarding the Phoenix market, we are seeing tremendous improvement in buyer demand as measured by the number of homes under contract. There is a graph on my blog of this (not intended as a promo).
