My thought is that prices may not be coming up anytime soon. So why stay in the home longer than you want to? Your decision to sell is a lifestyle choice, and if you can downsize the house, and the cost of the mortgage, it&#039;s a win-win, as you&#039;d be lowering your monthly costs (including utitlity costs), but at the same time getting the house that best suits your needs for your current lifestyle. This is all regardless of any stimulus package incentive or non-incentive. I revert back to the old standby, &quot;There&#039;s no time like the present.&quot;
Part of the reason the govenment is devising these &#039;stimulus options for buyers&#039; is to get them off the fence once and for all, in the hopes that &quot;housing will be the first to recover.&quot; Good luck to you in your decision, and the world traveler in her studies! I say- do it! Don&#039;t put your dreams on hold. We all have to go on with our lives, recession or no recession...

Your observation is only true if the home were paid for completely.  But anyone with a mortgage doesn&#039;t actually &quot;own&quot; the home yet.

Oopsie, can&#039;t agree with you on this one. Any loss on sale you would make up on the purchase, so it&#039;s a wash. Sell NOW and live where you two want! It would be different if you were moving to a another area where costs were still crazy, like say San Francisco, but that is not the case.
As to the StimUseless package, be careful. We don&#039;t know what the house/senate conference committee will settle on. As in, will the 15K tax credit have to be paid back? I don&#039;t want to shock you, but I don&#039;t trust the &quot;buggers&quot;. Me thinks this will end up being mostly pork. Yes, I will love being proved wrong.
