Always keep in mind that selling is about marketing and having good rapport with someone doesn’t necessarily mean they will get the job done. When interviewing listing agents to sell your property, whether it is a Tucson or Miami Beach home, you need to really scrutinize the way they market their listings and themselves. Remember times have changed and we are no longer in a world of interruption marketing where we welcome TV commercials, spam and postcards in the mail.
Marketing needs to be inviting rather than pushy and a good REALTOR® will wear 2 hats, that of a salesperson and that of a marketer. Seth Godin puts it beautifully in his article entitled “Selling vs. Inviting”, when he says:
“The goal of a marketer ought to be to make it so easy to be a salesperson, you’re merely an inviter. The new marketing is largely about this–creating a scenario where you don’t even need salespeople. (Until you do.) “
What exactly does this mean to you as a Tucson Home Seller? Easy, put personalities aside and look at how different agents are marketing their listings:
- photos – are the photos inviting? or are they regular real estate photos that don’t say much about home?
- staging – are homes decluttered, clean, neat and homes look ready to move in?
- lighting – was time taken to make sure listings look happy and welcoming
- where and how they advertise? do they only advertise locally and with traditional methods or are they reaching beyond local market for people relocating?
- internet presence – are they googlable? – go ahead, google their name to find out what others are saying about them and how much they appear on line.
- creativity – what are they doing differently than other local agents to drive traffic into your home?
I think it’s pretty obvious that Barbara and Dave are not the typical, “pre-packaged REALTORS®” that do the same-ol’ same-ol’, and one of the reasons we reach out to them from Miami. Don’t be afraid to ask how they do things, it may just be an eye-opening-experience.

Ines is so correct. I agree about seeing if you agent is “googlable!”. If your agent has no Internet presence chances are your home marketing won’t either!
