Chocolate is a driving force in life and one which is often associtated with fond memories. I can remember some really great chocolate I’ve eaten in the past and I can usually tell you where I ate it or got it.
Some weeks we will be in more than 100 homes with potential buyers. Want to know the homes I remember most, the ones that provide chocolate : ) Yep, a memory made. Many homes are just homes, I don’t pay attention and unless the potential buyers show a particular interest in the home it is sign in let them look and close it up. We sometimes look at more than a dozen homes a day for several days in a row. So making an impression once you get them in the door is essential.
But I have noticed that when potential buyers are looking, they look longer at the places with chocolate. Sometimes that is just so they have time to eat another piece before moving on to the next home.
Sometimes it is the attention to detail of the seller (or their agent) in providing this small respite in their day and a treat for their sweet tooth that makes an impression on a potential buyer.
It is often the small touches that make the largest impact. Therefore, buy that bag of kisses, (without nuts for those allergic to nuts) and put them out in a dish or tumbler next to the sign in book. Also make sure to put a small container for the wrappers to keep it neat, (too many just throw the wrapper back in the chocolate container, you don’t want these people as buyers anyway, too messy).
So give those potential buyers and kiss and they will remember you for it.

What a wonderful idea. We are having a broker’s open house this Friday and there will be Kisses for all.
Thanks for the idea.
