I live outside can I get a CMA ?

Unfortunately this is not a pubic feature. It is reserved for members of the MLS.

First a little about Sold Comps

Pulling sold comps isn’t as easy as it might first appear. There is more to it than simply pulling up a list of homes sold in the same neighborhood and certainly more than in the same zip code. Cross a street and you can be in another subdivision. Cross the street and another builder may have constructed those homes (yes that is a big factor in some areas).

What type of home is it?

Condo, Town home, SFR, Single Story? How many square feet are in the home. How large is the lot? 1/8 acre 1 acre? It makes a big difference.

There is a lot that goes into pulling an accurate view of a property based on sold comps.

There is a place where you can get sold properties. But it won’t be as a comp. Zillow will show properties sold in the area.

If you gather all the details about the property you are trying to comp and then weed out all the homes that don’t fit, or come up with a way to weight the comp values based on discrepancies you might come up with a version of a comp.

The Easiest Way to Get Tucson Sold Comps

Ask us, we do them, it is a service we provide at no charge. Pulling comps is a daily activity around here. We can pull a comp for you and get it back to you usually in a couple of hours, if we are out of the office it might take a little longer.

If you want comps on a property you own (your own home), there is a simple CMA (Comparative Market Analysis) request form in the navigation bar at the top of this blog.  However, I’ll add we can only do a CMA for Tucson area homes.  If your home is in Boston or Miami or anywhere else, we can’t do a CMA for you.  Tucson, Oro Valley, Marana, Vail, Catalina, Pima County and parts of Pinal County are all included in the Tucson MLS and available for a CMA.

No we won’t hassle you with phone calls or emails. We have enough to do and we hate it when people do that to us. How much contact you have with us is strictly up to you.
