Selling Your Tucson Home Quicker

Owner Gone from Back yardI’m sure there are a lot of people in Tucson that want to sell their home quicker. There is one sure fired way to make this happen. Maybe I should put it this way, “If you don’t do this you will certainly prolong the time your Tucson home is on the market.

Let’s start with a question. What is missing from these pictures that when present will keep buyers from prolonging their visit to your home and will almost certainly guarantee they will not come for a second look?

Now for a story about tradition

I grew up in Ohio, Ontario, Ohio to be specific. Halloween was usually cold and often wet. The tradition was go to the house, knock on the door, most didn’t have doorbells, and say Trick or Treat. At that time Trick meant give me candy or I might soap your windows.

Owner Not HomeI lived in Cincinnati, Ohio while in college it was pretty much the same there.

After college I moved to Onalaska, Wisconsin. Not much difference there either. Trick or Treat, street filled with kids in costumes parents trailing along behind.

I moved to Des Moines, Iowa next and there everything changed. For the first time I encountered a tradition I’ve not seen before or since. The kids come to the door, ring the bell and before they get any candy they have to tell a joke. Each kids in the group has to tell a joke. No Joke, No Treat.

Of course you hear a string of really lame jokes and you hear the same joke several times during the course of the evening. Sometimes you hear a new one that actually makes you laugh. Those kids get the big candy bars. : )

A different tradition for sure. When our kids went out for the night to gather their treasure they all went armed with a joke. After all no joke no candy. They each tried to have a unique joke and sometimes the three of them would have a serial joke where the first two jokes don’t make a lot of sense till the third one then they all form a single good joke. My son has always had a great sense of humor and loved this tradition.

Now back to Tucson and Selling Your Home Quicker

The answer to our question about the pictures above. What is missing from these pictures that when present will cause buyers to be uncomfortable and leave quickly. YOU.

That’s right. I don’t know the tradition in other parts of the country but I do know that when buyers come to Tucson looking for a new home they expect to have the home to themselves while they are looking.

They don’t want the owner answering the door, waiting on the back porch, reading in the living room, working on the computer on the office, etc. They want to take their time and not feel like they are intruding upon someone’s home.

When YOU, the owner is home, buyers now have a face to identify with this property. It is no longer an empty house waiting for them to make it their home. It is YOUR home and they are intruders, un-invited guest at best.

Don't leave the dog in the back yardI know it is inconvenient, but it will help sell your house quicker.

Here is a bonus suggestion. When you are gone for the day, don’t just leave the dog in the back yard. Buyers want to buy the back yard too.

    Here, here – as an active potential buyer here is nothing that makes me want to get out of a house faster then the owner sitting in the living room watching TV and trying to ignore you. Also I have found that if you get the home owner talking they are more than willing to tell you things about the place they should keep to them selves, such as how much work it is to keep up the fish pond in the back yard.

    You brought out another good point, so many times in trying to be “helpful” a seller will actually hurt the presentation of their home by talking to potential buyers.
