The longer you live in a house the less you see of it. Why, because your house (property) becomes a home. While some people might irritate us the more we are around them it usually isn’t that way with a home. We are more likely to overlook the short comings of a home much quicker than the shortcomings of people.

There isn’t any doubt this is can be a difficult market in which to sell your house. A pre-inspection, meaning you have the home inspected before you list your home, is a good idea. It provides you a good look at what needs to be addressed when getting your home ready to market.

It eliminates the potential for “Surprise” moments when you have an offer and the home inspection report comes back requesting a number of things to be fixed before the transaction proceeds.

Unlike this place above where there is an attic solar dryer installed. A home inspector will see this and determine it is a whole in the roof and not a solar dryer.

You want to fix and repair before you list. Once a Buyer’s repair request comes in asking for a Licensed and bonded contractor to do the repairs it is too late to grab your toolbox and take care of the deferred maintenance issues around the house.

Yes, it will cost you money to have a pre-listing inspection done. But it will pay for itself in the end. Peace of mind, confidence in your homes presentation and being able to fill out the seller property disclosure statement with a clear conscience is worth it.
