If you are thinking about selling your Tucson home one thing to take into consideration is the Expanded Tax Credit. This tax credit allows up to a $6,500 credit for qualifying buyers. I’ve outlined those qualifications in the last two posts. (This is the last in this series)
Many people don’t know there is a new tax credit
This past week we have encountered two families that weren’t aware of the tax credit. One is an estate sale. They weren’t planning on buying or selling a house. But now they are doing so. They asked “When is the best time to sell” We mentioned now is the time when many are buying their second homes in Tucson and with the tax credit many will be looking to apply that toward a purchase made before April 30th.
They had heard something about an expansion of the credit but that was about it.
The second was an inquiry about turning a primary residence into a rental and moving to a new place. But they didn’t want to begin looking until May. They weren’t aware there was a tax credit they could apply for if they were under contract before April 30th.
We usually are unaware of what doesn’t interest us
If you don’t follow any sports, you usually aren’t aware of who is leading in any category, be that individual or team. Maybe you will watch the Super Bowl this next weekend (do you know who is playing this year) or the World Series but till those games are on the air you have no idea who is playing in them.
The same is true about tax credits and what is going on in real estate. Many people aren’t interested and are unaware of what is going on in the marketplace.
For the Tucson Home Seller
Right now if you are thinking of selling your home. It is a good time to be getting it on the market. Many homes in Tucson aren’t necessarily attractive to first time home buyers. This new tax credit fall right in the area where most who are buying their new primary residence in Tucson will be able to use this credit.
Retiring to Tucson and making this the primary residence is perfect for this tax credit situation. For the seller it is like offering a $6,500 incentive to buy now.
