Tucson Homes a “Guys Point of View”
When we are out showing homes to prospective buyers we divide the tasks. Barbara works very close with the buyers showing the home and finding out what features of the home they like and which ones they don’t particularly care for.
Always making a mental list of the likes, dislikes, the must haves and the could live withouts. This process help to narrow down the selection and options till just the right home fills most or all of the criteria for what is needed to turn a house into a home.
I on the other hand spend most of my time at a house looking at the house from a “Guys point of view”. Here are some of the things I usually check:
- Evidence of Stucco cracking
- Wood rot and deferred maintenance
- Evidence of possible termites
- Does the house have a post tension slab
- Is there evidence of water damage inside the house
- Is the house plumbed for both gas and electric (range and dryer)
- If there is tile are there hollow spots
- Are the furnace filters clean
- What kind of water pipes are in the house
- Does the roof appear to be in good repair
- How big is the AC unit and what is the sear rating
This is a partial list of some of the things I look at while at a house. I know the ladies are looking at the layout of the house, the size and functionality of the kitchen, is it a split bedroom plan. Is there a place for the dog, for the kids to play, how close is it to the school.
They look at a lot of things to do with the flow of the lives of their family in the home.
I’m looking at the structure and maintenance of the house. The ladies I’ve found are the main ones making a house a home for the family. The guys often are faced with making sure the house is a good place for their family to call home.

Funny. I work alone and do both. I know my way around older homes and can in most cases put a date on the mechanicals by looking at them. My clients look around the home, I head for the basement.

I left out basement, we don’t have basements in Tucson, there are a couple of them around, but not many.
I used to do a lot more but since we now show almost 100 homes before a buyer makes their choice I’ve gotten to where I shorten the initial look around. If it goes on the short list, it gets a better going over.
