I used to do a lot more but since we now show almost 100 homes before a buyer makes their choice I've gotten to where I shorten the initial look around. If it goes on the short list, it gets a better going over. T,

I work alone and do both. I know my way around older homes and can in most cases put a date on the mechanicals by looking at them. My clients look around the home, I head for the basement. :) Funny.
