Selling Your Tucson Home

They say the second happiest day in a boat owners life is the day he buys his boat. The happiest day of his life is the day he sells it.
We can’t tell you how many people we have worked with in the past couple of years that overlooked one very important consideration when buying their next home.
What you want and need in a home
First you look at a home to see if it will meet your needs and is what you want. Before you get too excited and start placing furniture you need to step back and look at the home from the perspective of a seller.
There are enemies to a home. These might be enemies you have signed a treaty with in your own life but in the life of others there are still open hostilities declared. This is why you have to step back and ask “Are there issues with this house that might effect my ability to sell it in the future?”
You should get outside objective opinions on this question; because you may not see the enemies. Treaties have a way of blurring the lines after a while. Here is a list of some of the enemies to every home for resale.
Enemies to Selling A House
- Power lines or cables nearby
- Utility pole or transformer on pole
- Utility transformer or cable hookup in yard
- Railroad tracks near the property (The sound of trains)
- Traffic noise / Road Noise
- Riprap
- Restrictive HOA
- Lack of Views
- New Construction still being built in subdivision
- Proximity to Landfill or airport
- Located on a Corner
- Noisy neighbors or neighbor’s dogs
I’ll keep it at 12 enemies for the time being. There are many more than these twelve. Anyone of these enemies could hinder your ability to attract potential buyers when it comes time to put this house on the market.
When we are looking at homes with buyers we are always looking for enemies to the house that might effect the resale value of the property. We point out these potential hindrances and sometimes hear “Oh, that doesn’t bother me.” Which is followed by, “Do you expect this to be the last house you will every buy?” or “Are you sure you will never have to sell this property?”
What enemies to homes have you signed treaties with in your life? These enemies could hurt you in the future, treaty or no treaty.

That is a issue the owner has control over, those are another list. These are the external issues you have no control over.
