You must be a realtor. There is a chip inserted into Realtors when they pay their dues that makes them say "a good time to buy"
Have a great weekend (It is Christmas Eve) another way I know Jim is a Realtor : )

Jim,

You must be a realtor. It looks like a good time to buy in your area.

A good many of the home sales in Bend Oregon are bank foreclosures and short sales. I think some agents, maybe most agent feel that prices will be higher once the new administration is in control. Many believe it is an attitude of fear which is driving the economy at the moment.
I don't think agents are recommending clients to wait for any other reason than they think there is a change by spring in declining sale prices and consumer confidence.
You know what I think : ) Thanks Bryant for weighing in.

Bryant,

I think some agents, maybe most agent feel that prices will be higher once the new administration is in control. I think agents forget sometimes how they get paid. Why in the world would you tell a client to wait to sell their home? The market will not be better in the spring. The market may be declining or flat for 3 to 5 years. We have over 12 months of inventory on the market in the TAR MLS system right now. What crystal ball do these folks (agents) have to call the improvement in market conditions in the spring? Fear is why the agents say wait. Right now agents have bad news for sellers, painful and frustrating news. But that news is not going to get any better in just 3 or 4 months. You are spot on. List your home on the day you are ready to sell it plus you can avoid the rush of all those folks waiting for spring.
Happy Holidays!
