Is this notable? Yes, it is. For several reasons. It beats a very good month in March. It is the highest number of closed sales since June of 2007. (Granted March beat that number as well but not until well after the stats came out in early April)
Last month the total units closed was reported to be 1169 as of this morning that number was 1204. In July of 2007 we had 1182 closed transactions recorded. I was hoping we would break that in March but when I wrote we were still shy of that number. But in the time since we have surpassed it.
Most of you know on Monday, May 3 the Tucson MLS changed MLS software vendors. As a result of the new system, it wasn’t until this morning I was able to pull data I had confidence in being accurate. The closed transactions I was last able to pull had the total at 950 ish. This morning find that 1222 (actual yesterday morning) was quite a jump.
I pulled up the stats report from March and as you can see from the highlighted boxes two things stick out.
First, way too many brokerages are still reporting sales way late. Forty three late entries is too many.
Second, April was the best recorded transaction month since June of 2007. Clearing out inventory and keeping vacant properties from becoming a drag on the economy is important. Buyers are finding “bargains”. They are also finding that unlike they thought, there aren’t hundreds of homes matching their criteria on the market. The selection is decent, but small.
