Tucson New Construction Buyers – Three Mistakes to Avoid

Back Porch on Model HomesThere are a lot of people moving into Tucson from other parts of the country. Some know exactly what they are looking for in a home. The neighborhood, the style of home right down the orientation of the house.

There are some buyers looking for “A Great Deal“. In Tucson this past year or more the “Great Deals” have been in New Construction. This is true today as well. There are some great deals to be had when purchasing New Construction in Tucson.

Sometimes saving money in New Construction can be costly

However, in the process of procuring these great deals and saving as much as possible; it can end up costing you more in the long run. When it comes time to sell the home three of the biggest turn-offs for potential buyers are:

  1. No Back Porch / Covered Patio
  2. No Ceiling Fans or pre-wires for ceiling fans in the Bedrooms
  3. No Phone or Cable outlets in the kitchen, bedrooms, or dean.

No Back Porch / Covered Patio

small or no porchI have to revise this to include a small or very small back porch. When is something the same as nothing, when something is as small as almost nothing. Take a look at this quick shot of three homes, only the last one would really be considered a good back porch. It covers more than two thirds of the back of the house. A good rule of thumb, the porch/covered patio should be at least 20 feet long and 8 feet wide, minimum.

This is Arizona, Tucson, Arizona to be precise. Here we wear oven mitts as driving gloves for 5 months out of the year. Here a parking space with even the shade of a telephone pole is better than a parking space without any shade.

Check out this house. Nice Pool, no shade, IN TUCSON, ARIZONA? Can you see how this could be a deal killer? Even when there aren’t a lot of homes on the market. People want shade.

Ceiling Fan and Cable/Phone Outlets

In addition to shade people want air movement with the possibility of overhead lighting. Trying to retro fit a ceiling fan or overhead lighting can be cost prohibitive in many homes because of the homes design. I’ve seen many clients look at a house without ceiling fans or wiring for one and that is where the home tour ended and we moved on to the next house.

More and more there is a demand for multiple cable outlets and phone jacks for those using cable modems or DSL connections for the Internet. While phone jacks aren’t as important with wireless handsets now readily available They are needed for DSL connections. Cable outlets for bedrooms and family rooms are no longer considered luxury items. It is easier to find a home pre-wired than it is to get someone in to add additional outlets.

I know these additional outlets and covered back patios cost more upfront. Trust me, these things, if not present, can cost you a buyer and thousands of dollars in reduced sale price without them.

Spend the additional dollars up front for these three things. You will enjoy your new home more and selling it when the time comes will be easier.
