Tucson Real Estate Marketing Photos Make the Difference
The Marketing of Tucson AZ Real Estate has moved beyond the sign in the yard, the flyer on the sign, or the control of the MLS Listing Book. This book which used to be filled with pages of black and white shots of the front of houses. Today it is about the WEB! Getting those photos on the web is probably the most important part of marketing any home in Tucson, or any other place in the country.
We are working with out of state clients at the moment looking for the home to which they will retire. They were back home over the holiday when a home came up that matched their criteria. Looking at the images on line were not to promising. The kitchen cabinets looked green. The entrance unimpressive, and the big room? We decided to drive by, take a look and take some additional photos if it merited the effort. We do this a lot for out of state clients. We have had people write offers, and some even buy a home having never seen it in person based on the photos we have taken for them.
I like to put the images into a video montage and place it online with a link emailed to the clients so they and family members can see the house they are considering making a home.
Because of MLS Regulations regarding advertising other brokerages listings I can’t give you the address or other information on this home. I can show you some of the images for this listing and I can let you see the video montage I created from the photos I shot yesterday while previewing.
This is what we call “Down and Dirty” no setting of the transitions, no trimming the black edges etc. Just put them in order, pick a tune, and generate.
While I’ve been writing this post. The clients have decided to make an offer on the house. We are in the process of writing that up now.
This post is not about the photos that were on the listing or the quality of those images. It is about how quality images are important in the marketing of Tucson real estate. Photos are usually thought of as a part of the listing side of a transaction. We are finding it is even more important (at times) to the buyer side of the transaction as well.
The Tucson MLS now allows 25 images to be uploaded per listing. This is one of the highest number of photos allowed of any MLS in the country. If you are selling a home in Tucson you are fortunate to have this ability at your disposal. Check the images on your listing. The more images and the better the quality of those images greatly increase the odds of attracting the attention of potential buyers.

Wow, great job, Dave!:-) Yeah, I guess you can buy a house this way sight unseen… even though some things (cabinets, for instance) always tend to look better on pictures than they do for real…;-) Also, you have to really trust your realtor on honest input about neighbors, neighborhood, etc. In consistently good areas, it seems possible. Yet, I’ll always wanna make sure there’s no huge barking dog next door!
Which reminds me… perhaps you can include sound, too! 
Personally, I would want to see the house before the inspection period was up. But to write an offer if I thought it was a great house and just what I wanted, I would write the offer, then be sure to be there during my inspection period.
In this case we asked for a 15 day inspection period to accommodate their return to Tucson.

I am not sure why I haven’t ask for these sites earlier. We have expanded into Tucson and advertise for several builders out there. I can tell you that I will revisit here. So now you have another visitor to your business blogs.
It would be interesting to show some of the really bad photos out there. I know if you did you might be in court but it is amazing what some realtors will put up on the web. If I were the person listing my home I would not allow these snap shots shown if they are going to turn potential buyers off.

A site you will enjoy surfing is RE Agent in CT He does a lot with photos. But the fun thing are the Bad MLS Photos of the day. Realtors from all over the country send him bad images they find in their local MLS. It is amazing and funny to see these images and Athol’s comments on them.

Athol is a great guy. It started out as something fun to day and has grown into national attention from realtors all over the country.
Athol now has a hefty PR5 site in less than 9 months of existence. The only down side (if there is a down side) most of his readers are Realtors (squiggly thing here) and not potential clients.
I love dropping by his site several times a week to see what his sense of humor is up to.
