As of 10 am. on January 2, 2009 there is only 1 closed transaction for the year. ONLY ONE closed transaction for $35,000. The price per square foot is $33. The Average Sale Price for the Month and year to date is only $35,000. This signals a HUGE percentage drop in home values for 2009. This dramatic and late breaking news signals disaster for Tucson Real Estate in 2009.
Great headline for the start of the year. However, twenty minutes later a second transaction was entered for $395,000 bringing the average to 215,000 which is higher than the average for December 2008. WOW, Good News. Really? But wait there is more.

This was the leading article for the business section of the “Arizona Daily Star” this morning January 2, 2009. HELLO, has anyone ever heard about “Yesterday’s news is old news”? The figures are for August 2008. Let’s do the math. That was 5 months ago, or in media speak since it is now January 6 months ago. In dog years that is like a 3 years ago. VERY OLD NEWS INDEED.
It might be a new year but the news media is still using the same old tactics of reporting to taint the minds and thoughts or the public.

I check the date on things before I eat them. You should check the date on “News” before you digest it and make current decisions based on Expired News.
The Phoenix real estate market is not the Tucson real estate market. You can draw as many valid conclusions about the conditions of the Tucson real estate market from a housing report from China as you can from Phoenix. (No offense intended for Phoenix) The news is expired and the location is geographically different.
There is a lot of activity in the Phoenix real estate market “TODAY” Buyers are in the market and contracts are being closed. It isn’t all doom and gloom in Phoenix and it isn’t in Tucson either.
Statistics are what you want to make of them. Everything I wrote in the first paragraph above is true. There was just ONE closed transaction for $35,000 in the system this morning. December figures are still coming in and currently there are 732 closed transactions in the Tucson MLS database. The average sale price is around $200,000.
2009 will have it’s own challenges, but don’t let the media spoil it by dragging some of 2008 old laundry into a fresh new year.

I like your website. It is different from most and is full of information. My wife and I are considering a move from Gig Harbor, WA to Tucson, AZ. And the photo of the dog, is the dog a Shih Tzu? We have two of them. Wonderful pets as well as pals.
What we are looking for is a single family, one story, home of approximately 2,900 sq. ft. Ideally the house would have a tile roof, small yard, one or more patios, preferably enclosed with partial walls, tile and hardwood floors, a small space for a vegetable garden,
and a garage for two automobiles. What we do NOT want is: a cookie cutter house, a garage looking at your face when coming to the property, multiple levels, a feeling of cramped quarters, small rooms, lots of property (I am tired of mowing, weeding, etc.)
The home shouldn’t be far from town, a five or 10 mile drive is about the limit. I will be looking for tennis activity, I play at least three times per week. I also enjoy fishing a great deal. Water view? The house should have some style to it. Get the picture?
We do not need a mortgage. We will sell our Gig Harbor home. Any information concerning this will be appreciated.

Thank. This blog is a labor of love. Yes the Dog is a Shih Tzu? My sister brought him along for Christmas dinner (we didn’t eat the dog) and as will all things around me fair game for the camera and publication on the blog.
Got the picture on the home. I’ll have Barbara contact you and set up delivery by email of homes matching this criteria.
Tennis,(easy) Fishing (I love to fish, it is possible but not as easy, we do live in the desert LOL) Mowing you can leave the mower behind. Most yards here are decomposed granite. (It doesn’t grow).
