What Does This House Need Fixed?
That is the Number One concern for many buyers. That is also the reason we recommend a home and termite inspection to all of our buyers during the inspection period.
You can help move your house to the top of the list with a Pre Listing Inspection. Don’t rely on yourself to think of or find all the things that a potential buyer wants to see in working order. We all tend to look past certain things we have grown accustom to or have made our own workaround for.
Last week we took a tour of a winery. We learned a lot about the equipment used, the process of making wine and the knowledge and patients it requires. The tour ended at the bottling station where the owner turned on a faucet with a pair of vice grips attached to the cold water. I looked around at the group and saw the looks on their faces as the owner turned the water on and off with those vice grips. We all wondered why they didn’t get that fixed. But to the owner, hey it works.
Have a home inspection done.
- When the report is given to you and the home inspector makes recommendations you will have the opportunity to make the repairs, before you put your home on the market.
- You will know ahead of time if you need to make any major repairs. (It is better to find out you need a new roof before it shows up in the buyers home inspection report).
- Provide a copy of the home inspection report for potential buyers to see.
- Provide a list of the repairs made and receipts and warranties from the companies that made the repairs. (You want to do this so any evidence of recent repairs don’t appear to be a cosmetic attempt to cover something up)
All of this shows pride of ownership. It sets the minds of the buyers at ease and signals to them that you are the kind of seller they want to enter into a transaction with.
